From real estate acquisition to store opening.

Tesco-Fresh and Easy Neighbourhood Markets

  • Selected by Fresh & Easy, and Mckenna, Long and Aldridge (F&E Corporate Attorneys) to provide initial overview and consultation on all F&E draft leases, purchase agreements and legal program set up.
  • Assisted in drafting contracts with brokers, landlords and creating expansion networks capable of providing 1000 stores in 5 years.
  • Assisted in creating F&E Real Estate acquisition protocol. How to acquire the property not location of stores. 
  • Provided management for 100 completed locations, 200 entitled locations and provided services on over 400 sites. From real estate acquisition to store opening.

Acted as corporate agent on all developed locations with corporate signing powers of attorney with city entitlements and lease agreements (when needed).

  • Managed due diligence on over 400 locations, with 100% Municipal approval record. 
  • Developed 100 including the first store open in F&E Chain located in Hemet, CA. Obtained certificate of occupancy for Moreno Valley Distribution Center after F&E and consultants were unable to do so.
  • San Diego TIF Fee category and law change. Savings of several million dollars over following 3 years for San Diego sites. Used new interpretation in other jurisdictions to lower fees. 
  • Requested by F&E to take on risky projects including a location in Riverside at Colorado and Van Buren which required full due diligence to close escrow in 19 days. 
  • 3rd and Carroll in San Francisco. Coordinated with Goldman Sachs and city to instantly purchase $8,000,000 F&E site in Downtown San Francisco.
  • Created the Real Estate Development wheel. 
  • Created the development and permitting procedures, including operations for F&E. The process was so successful that F&E presented the program to Tesco UK and Tesco China. Much of the plan was adopted by Tesco.
  • Creation of revolutionary site plans which allowed for ease in manipulation and swift adaptation of real estate to F&E requirements.
  • Assisted in creating Virtual Bus Rides. Virtual property tours allowing executives to view property remotely and approve sites while remaining in the office. Incredible time and money savings as well as logistics improvements.

Victory Outreach International: 1000 worldwide Churches

  • Hired only hours before the County of Los Angeles final CUP revocation hearing and vote. Attended the hearing, convinced county to cancel the revocation vote to allow us to review the conditions with staff.
  • Worked with LA County staff to renegotiate CUP conditions and keep location open
  • Completed all CUP requirements and signed off all previous CUP violations.
  • La Puente Sale 
  • VOI decided to sell the location and was advised by real estate agents and professionals that $12-15 million was the max they could expect for the sale. We took on the task of creative marketing and sold location for $21,000,000. $6 million higher than the highest estimate.
  • Drafted the sales agreement in such a way that when the residential market declined the buyer had to go through with the sale.
  • Located and purchased locations (with excess sale funds) for VOI in Moreno Valley (302 acres) and Chino CA. for new World Wide headquarters and campus. Designed and completed Chino Location.

Victory Outreach Chino

  • Purchased land, designed and managed the completion construction of 40,000sq ft. facility with seating for over 1000, broadcast and recording facilities, retail sales, offices and performance stage.
  • Successfully fought city efforts to restrict use, facilitated and managed construction, lenders, and contractors.
  • Completed the project when original general contractor ran off with funds.
  • Renegotiated loans and amounts due. Released liens and opened location.
  • Provided consultation and assistance to provide construction financing as well as mortgage.

WICKES LUMBER

  • Manufacturing relocation, downsizing and repositioning of 100 Wickes Locations
  • Tasked with analyzing each Wickes Lumber location, truss manufacturing plants and millwork manufacturing facilities.
  • Analyze to highest best use, closure, relocation, sub lease, sale, etc.
  • Made recommendations and managed many of the relocations and repositioning’s.

Succasunna, New Jersey

  • After retail and manufacturing facility was lost in a large fire, we worked with the client, found a new location, secured it for clients use, entitled and reconstructed.
  • Re-configured clients’ process, yard and retail layout for 30% greater efficiency and 25% increased sales in just 60 days.
  • Located 100 year old photograph showing additional necessary access points to site.
  • Petitioned city and council and won the rights to re-open historic access points providing improved delivery and traffic access to location.

Aurora Colorado

  • Asked to shut down old manufacturing plant (lost lease) and relocate to new location in 30 days.
  • City processing time was a minimum of 6 months. Worked with the Mayor and City of Aurora staff to stream line their process, received a commendation from the Mayor and City manager. Reduced the process time to 2 weeks, moved the plant and performed remodel of new plant within 30 days.

Pensacola Florida

  • After Hurricane Ivan, the lumber yard and manufacturing facilities were severely damaged and red-tagged by city.
  • Immediately worked with city officials, fire department and client to remove those red tags, rebuild damaged facilities and re-open locations.
  • Location opened far sooner than similarly damaged businesses. City officials praised our efforts and speed.

Colorado Springs, Colorado

Relocation of existing center out of the master plan to new location.

Negotiated with Southern Pacific Rail Road, City and development agency to accomplish the move.

 

Fredrick Maryland

Wickes retail and wholesale location determined to be on key Civil War battle site. Worked with US Parks Dept. and US Congress to sell property to US Govt. through Civil War Trust. Federal Budget cuts in 2003 undid sale.


Econo Lube N' Tune, Inc.

  • Expanded chain from 150 to over 300 locations and 13 new states (23 total) in approximately 30 months. Sourced and prequalified real estate for company owners, set up and managed regional design and entitlement teams, contractors and national equipment buying plan.
  • Increased internal efficiency (internal development costs) 40% and lowed per unit construction costs by 20%.
  • Worked with designers and executives to streamline construction methods and costs. Reduced waste and development time.
  • Oversaw all EPA and OSHA compliance issues. Solved fines and created training programs. Solved major violations of over $10,000,000 for $0.00 in cost to client. Managed Superfund clean-up cases for 8 years with no fines to Corporation.
